📍Loan Eligibility
– Head of household without a home with a combined annual income of KRW 50 million or less (single income KRW 35 million or less) and a net worth of KRW 361 million or less
💡Including prospective household heads
– Those who are employed at small or medium-sized companies or those who are receiving youth start-up support from the Small and Medium Business Corporation, Korea Credit Guarantee Fund, and Korea Technology Guarantee Fund.
– Young people aged 19 or older ~ 34 years old or younger
💡Including minors who turn 19 years old on January 1st, if they have fulfilled their military service obligation, the eligibility period is extended in proportion to the period of service, but up to a maximum of 39 years old.
📍Target house
– Houses with an exclusive rental area of 85㎡ or less (including residential officetels of 85㎡ or less)
– Rental deposit less than 200 million won
📍Loan limit
– Limit of 100 million won
– 100% of the deposit amount
💡80% in case of Korea Housing Finance Corporation (HF) general lease fund guarantee
📍Loan period
– Loan period: 2 years (can be extended 4 times for a maximum of 10 years)
💡In case of Housing and Urban Guarantee Corporation (HUG), up to 2 years and 1 month (maximum 10 years and 5 months)
💡Up to 10 years of use, then 2 additional years per minor child at the time of extension (up to 20 years available)
📍Loan interest rate
– 1.5% per annum (fixed interest rate)
💡The base interest rate (variable interest rate) for the support deposit loan is applied from the second extension.
💡No early repayment fee
📍When to apply
– Apply within 3 months from the earlier of the balance payment date on the lease agreement or the move-in date on your resident registration certificate.
– In case of contract renewal, apply within 3 months from the contract renewal date (the date of conversion in case of a conversion contract from monthly rent to jeonse)
📍Warranty type
1) Deposit safe loan guarantee (HUG)
– Availability and limit of warranty are determined depending on the target.
– Guarantee limit: 100% of the rental deposit, up to 100 million won
2) Jeonse fund guarantee (HF)
– Availability and limit of guarantee are determined depending on the income and credit rating of the guarantee applicant.
– Guarantee limit: 80% of the rental deposit, up to 100 million won

– Online application: available on the Fund e-Dutden website (https://enhuf.molit.go.kr)
– Bank visit application: Available at fund custodians Woori, Shinhan, Kookmin, Nonghyup, and Industrial Bank of Korea.
