청년전용 보증부 월세대출If you are in need of monthly rent, it is a good idea to check the conditions of the 2023 Youth Rent Support System. It is a system with similar conditions to the guaranteed monthly rental loan for young people. Youth monthly rent support pays monthly rent in the form of a subsidy rather than a loan. In terms of annual income, if you are married, the combined income of the couple is calculated. However, since the combined standard for married couples is less than 50 million won per year, unmarried young people are in fact at a much advantage. For dual-income newlyweds, it may be difficult to meet the annual income requirements.
The asset requirement is 361 million won or less as of 2023, and if you are married, your spouse’s assets are also added together for calculation. Assets often include real estate, cars, stocks, savings, and debt. Since debt is excluded from assets, if you have debt, it actually works to your advantage in the asset test.
The area of ​​the target house must also be confirmed. Based on the leased area according to the contract, it is less than 60㎡, and when converted to pyeong, it is about 18 pyeong. Since the contract is usually written in terms of square meters (㎡), checking the contract is most accurate.
Additionally, the deposit must be less than 50 million won and the monthly rent must be less than 700,000 won. If either of the two conditions is not met, the loan will be restricted.
You can apply for either a deposit or monthly rent.
First, the deposit is supported up to 35 million won, and you can freely choose within 70% of the jeonse amount. Based on a deposit of 50 million won, 70% is 35 million won. In other words, if your deposit is less than 50 million won, you can receive a loan of up to 70%.
The monthly rent is based on a maximum of 500,000 won per month, and you can apply for up to 12 million won for two years.
If you borrow both the deposit and monthly rent, the total loan amount should not exceed 40 million won. In this case, since the monthly rent interest rate is lower, it is better to take out more monthly rent loans and receive support for the remaining loanable amount as a deposit. We will provide a more detailed comparison below.
As mentioned earlier, there is an interest rate difference between deposit loans and monthly rent loans. In other words, assuming you receive a loan of up to 40 million won, it is recommended to receive 12 million won as a monthly rent loan and the remaining amount of 28 million won as a deposit.
In conclusion, the lower the deposit loan amount as much as possible, the cheaper the loan can be used.
The loan maturity is basically 25 months. However, it can be extended up to four times at the request of the borrower, so the longest loan is up to 10 years and 5 months.
If you have a child while taking out the loan, you can add 2 more years to the loan period for each child, and support is available for up to 5 children. In other words, if you have 5 children, you can borrow for up to 20 years. The number of children is calculated based on the loan maturity date.

For example, if the contract balance date is April 5th and the move-in report date is April 20th, you must apply before July 4th, within 3 months from April 5th.
